Protea Breakwater Lodge ziet er uit als een fort; het deed in de 19e eeuw dan ook dienst als gevangenis. Nu is er de lodge en een 'Business School' gevestigd en heerst er een levendige sfeer. Stonebreakers restaurant en Time-Out Café horen bij de lodge en zijn plaatsen waar studenten, locals en hotelgasten zich mengen. De mooiste stad van Afrika is prachtig gelegen aan de Tafelbaai. Geniet van de kleurrijke wijken, restaurants en bars, de Victoria & Alfred Waterfront, ga de Tafelberg op en wandel langs het strand in Camps Bay. Kaapstad is de ideale stad om het schiereiland en de wijnlanden te bezoeken. Neemt u voldoende de tijd, want er is zoveel te zien!

"Excellent location and nothing else"

We stayed at Breakwater Lodge for 2 nights. Initially impressed with the spacious room overlooking a courtyard - only to be disappointed when the novelty wore off. The basin in the bathroom was blocked, the shower's temp control not working properly and shower outlet cover loose. Smoking was allowed in the courtyard (?) and kids allowed to play cricket there which was very noisy and smelled terrible. We could not switch off the air con at night and consulted the front desk attendant the next day- he also did not know. The mattress of the bed poor quality. Our room was only serviced after 2:30 pm. This hotel has nothing to offer but a good location.

"Three is for the location"

We stayed at the Protea Breakwater twice, once for two nights at the beginning of a trip, and again for 5 nights at the end of the trip. Our review is mixed. The location is excellent, being less than 10 minutes' walk to the Victoria and Albert waterfront. The rooms are a bit quirky, which likely comes from converting a former prison into a hotel, and can give it some charm. They are quite spartan, however, with a minimal of amenities. That is fine as long as you realize it will be "no frills." There is a breakfast with good choices that was included with our room, but the one morning we tried it, the scrambled eggs were cold and the tea tasted like coffee, so we went to the V&A waterfront on the other days, where there are many other choices. We chose this hotel because of its location and because it is a Marriott-associated hotel, and we have come to expect consistently good things from this hotel chain. However, this hotel was a conundrum. While the porters were very nice, the front desk operated in a very non-Marriott manner. Upon arrival, they did not review your booking with you (dates, rates, inclusions, room type, etc) and had to ask US whether or not it was already pre-paid, and then we had to provide proof. Not sure why their system would not show that already. The people were sometimes helpful, as when we needed an airport shuttle, and sometimes not. It almost seemed like a "self service" hotel when we had to get our own trolley to bring our luggage to our room. In addition, our internet connection was shut off well before our checkout time, and twice we were out of the hotel until after 2:00 pm and came back to a room that had not been cleaned. The most frustrating for us was when we returned for our second stay and were given a room with A/C that did not work properly (it was very hot in Cape Town during our stay). We called and someone came to fix it. We left for several hours, hoping it would be working upon our return. It was not. We told the front desk and went out for the evening. Came back, still not working. We had a very long discussion with the front desk and manager on duty. They said they could not move us to an equivalent room because those rooms were all booked but gave us a fan for the night, saying they would have a room for us the next day. We had to spend a very uncomfortable night in the room. Apparently there was no communication between the night shift and the day shift, as, in the morning, neither the front desk nor the manager in charge knew anything about this room change! Such a shock from a Marriott property. I was not willing to pay for the night in the non A/C room, since we paid for a room with working A/C. On checkout, they would not give us the full refund so I had to call both Marriott and my credit card company when we returned home. We then received our credit. While this hotel has a wonderful location, it is seriously lacking in basic customer service. I choose Marriott hotels because of their excellent and reliable customer service, and the Protea did not live up to this at all. I do not know if they are not trained by Marriott employees or if the Protea brand is somehow different. In any event, I loved being able to walk to the waterfront, but would not stay here, or any other Protea, again. Not sure what happened here, Marriott.

"Only few steps away from V&A waterfront"

This hotel has excellent location and to get to V&A waterfront you only need to walk several sets of stairs. Our room was very small, but we spent very little time at the hotel, so that was not a problem. Water in the shower was constantly changing from warm to hot, and that was unpleasant. Breakfast was very good, but glasses for water and juices were constantly missing (we had breakfast seven mornings :)). You get one when you ask, but that doesn't mean that more glasses will be brought to breakfast room. Also, if you come after 9 o'clock, it is difficult to find set up table (with cups, plates and cutlery). This definitely should be improved. Staff at the reception was helpful and kind. We would stay here again.


I would not recommend this hotel to anyone travelling for business. The property is shared with a university campus. It is overcrowded with large tourist groups and groups of travelling students. It is noisy all day and night. The breakfast is located in a separate venue and it is very difficult to find a seat at breakfast. The food at breakfast is also of an unacceptably low standard. The finishes in the rooms are cheap and the whole design of this hotel is very poor.

"Great location 10 minute walk from Victoria Wharf"

Can't beat the price for this location. It was so convenient to be so close to the trendy Wharf with all the wonderful shops and restaurants. The Hop on Hop Off bus was just a block away. I had a room in the main building. It was small but updated and very pleasant. I even had a view of Table Mountain. There are also rooms in another building associated with the college. I would not like to be there. Also the restaurant is in the other building and not very convenient. I didn't eat there. I was pleasantly surprised there was a washer and dryer on each floor. It was such a nice surprise because I had just come from a safari tour in Namibia and had 5 days before starting my South Africa Tour so I was happy to wash and iron my clothes for the next tour. I found the personnel efficient and friendly
