What a lovely place. Room was clean and we loved the floor to ceiling wooden shutters, yes there were windows in behind that had amazing views. Breakfast outside looking over the ocean was fantastic. We could watch all the people swimming with the dolphins. The food was great - fresh papaya every morning with a buffet with a huge variety. The staff were warm and helpful.

Came with my family, including two children, and as we were approaching he hotel there was a man with blood running down his face being questioned by a police officer. As I waited in the lobby area during check in a guest was clearly drunk walking through. Hotel is very dated. Pool is sad with only a few sagging lounge chairs around. Great location on the water and near shops and restaurants but did not feel safe there with the kids. We spent a night, checked out early and went over to the Hilton. Would not recommend.
"nice location, OLD OLD BED"
I had previously stayed at the Royal Lahaina in Maui, which is this hotel's sister hotel and loved my experience. I had the same hopes but they were drastically changed. The hotel itself is located in an ideal location right in the heart of Kailua Kona. We could walk to restaurants and shops. We were centrally located between things to drive and do. I had reserved an ocean view room and did get that. We were also overlooking the pool and Luau area, which sounds nice and was during the day, but when bedtime came could be a bit loud. The windows did not hold sound out at all. We constantly heard the rooms around us with the sliding doors and we could hear the guy next door snoring often. The room was definitely a bit older, but I didn't mind that until I sat on the bed. The bed was definitely not even close to being comfortable. It was very springy and bouncy. The television did not work well. The menu would freeze up and take several minutes to figure out how to work it because of the freezing screen. We tried the bar and attempted the restaurant on site but were also very disappointed. the bar waiters seemed to care mainly about the large group sitting near us and didn't pay much attention to us for quite some time. I feel like they didn't have enough of them working for the amount of people there. We also tried the restaurant on site and walked away. The lady who was the hostess was not willing to reserve a waterfront seat saying there were already reservations, when we looked at the paper she had it literally had 2 people on it and NO ONE was sitting out on the waterfront area. When we told her that we would just go else where she seemed offended. The front desk staff was very friendly, and the grounds were nice, not as nice as the Maui location though. The elevators at times made some banging noise. I do love the toiletries they offer. I was sad they didn't refill my shampoo and lotion everyday, as we would use them (these were the same from the Royal Lahaina). Overall I don't think I would stay here again, as I know there are better around the island for the price we paid.
"Older but Pleasant resort "
We stayed a week on our very first visit to Hawaii. The resort is dated (at least in the tower we stayed, I believe the 2 others are updated inside) but clean. Front desk staff helpful. Wifi very pricey at $10 plus tax per night per device which was the main drawback. Free at the bar area so we non-drinkers spent a lot of time there! The resort overlooks Kona shore area and has its own private lagoon which was nice. The luau was awesome (for extra charge)! Within walking distance of many shops and restaurants. An overall pleasant experience!
We just arrived yesterday, late. We paid extra for an ocean front. Have to say that this is spectacular views. Also very close to town as I could walk there for coffee and breakfast in 2 minutes. Liz, the receptionist that checked us in was extremely helpful and nice. The downside of this place is it's old. It should have been updated 10 years ago. There is a musty smell to the old carpet, hardly any furniture for such a large room. Was also concerned about the low railing on the lanai. The concrete on the lanai is uneven and the out door carpeting is tattered. I caught my shoe on it as I stepped towards the rail. VERY DANGEROUS! We will not be back with the condition of this place. Spoke to others we met here and they had similar feelings. When you spend your hard earned money to travel and get something like this it is very disappointing. It still feels like the 60s when this place was built. P.s. WiFi is a joke. Elevator shuts on you as fast as you can walk out and not get your luggage, which it will close on. Hand rails are dirty as I don't think they are cleaned.
