Over Royal Kona Resort
'E Komo Mai'!

Stayed here for the first time. Its a gorgeous property. Went to the Luau ... very good. Go on line to buy the Luau ... you can get it at a 33% discount by doing that. Two things that irked me: They charge $9.99/day for Wifi. REALLY???? And they charge $12/day for parking. Couldn't/shouldn't that be part of the room rate?
"Pros & cons"
Cons. The room was clean but I did not feel relaxed or comfortable in the hotel room b/c it was outdated and unappealing aesthetically to me. Some of the electrical outlets didn't work. Bathroom is small, no room between shower and toilet...no exhaust fan in the bathroom. Balcony was not inviting to sit out on...table and chair on balcony was weathered. Pros. I liked the hotel's interior open air atrium, staircase and koi pond. The outside grounds a nicely maintained and beautiful. Staff was friendly. In walking distance to restaurants and shops. Luaus are held on the grounds several nights per week, you can see the performance from the sidewalk and pool area. Nice hotel bar to watch the sunsets from.
"THIS is a MOTEL not a resort"
The Hotel is situated on beautiful and rocky shores of KONA and offers basic MOTEL type rooms. The bathrooms are very basic with an old and small tub with shower curtains and very deem lights. The rooms are equipped with two FULL SIZE beds (I haven't seen full size beds in hotels or motels in 30 years!), and the TV was an ancient 19" with very limited viewing selection. In short, don't say in the rooms... The hotel is located right on the water and the view is beautiful. But the grounds and the pool are very basic and there is nothing to support a title of "RESORT. There is no reall swimming beach on site. The noise level came through the windows and doors straight into the rooms as if they were wide open; making the sleep quality (especially if you stay close to the Bar and restaurant nearby) nearly impossible The breakfast buffet was mediocre and, except for the nice selection of fresh fruits and yogurts, the food did not meet our expectations. The hot food was mostly cold and it seems that they tried to save money by keeping the food warmers off… small minds. The restaurant did not offer any premium drinks (Espresso, cappuccino or Late) or custom cooked eggs. Although the place was really a MOTEL rather than “RESORTâ€, they charged us extra $12.00 a day for parking and $10.00 a day for WIFI :-( Very disappointing for Hawaii! Will not come back!
Amenities This hotel is ideally located to the tourist area of shops and restuants and it has the best view for a sunset. Even though they charge for parking, hotel guest are always guaranteed a place to park. The resturant is popular for local company parties and they have one of the few luaus on this side of the island. There is a pool right on the edge of the beach. They have a great lagoon with some tide pool life in it. WiFi has a daily charge unless you want to sit by the bar where you can log on for free. The accomodations aren't just retro, they may be still the original items from the 50's. The rooms have a mini-fridge and coffee maker. They do not have microwave ovens. The carpets are old and I fear the plumbing might be going. The toilets flush slow and sound like it may be stopped up. We don't stay in the room long, so having a contemporary room isn't required. It would be nice to have a microwave and free WiFi if they decide to upgrade the rooms.
"Not a place for a good sleep"
The best part of the resort was the water front poolside bar. The rooms in the Bay Tower badly need updating but the beds were atrocious: like a soup bowl so no support at all - badly overdue for replacement. Finished my week with back problems. Very pricey breakfast buffet. Extremely noisy wedding events- no consideration for other guests: twice in one week. Nobody asked if I enjoyed my stay when we checked out which in itself is revealing. Can't recommend this Resort which is a shame as the Big Island is lovely.
